Avoid Brokers who promise you too much. Evaluation should be documented by sales prices of similar businesses.
Avoid "Exclusive" or lengthy Listing Agreements. A good Broker should be able to sell your Business in 60-90 days and should be willing to co-broke with others.
Avoid up-front charges or fees. A good Broker should provide all consulting, evaluation and marketing to sell your Business at no charge.
Avoid paying commissions over 10%. There are good Brokers in the 8-10% range, possibly lower for large sales.
Before signing a Listing Agreement understand how your Business will be marketed. Ask if the Broker is a franchise, who will be working with you and what his/her experience is. If you have any doubts ask for references.
Before you sign a Listing Agreement understand the Broker's Confidentiality Agreements in protecting your personal and business privacy.
